20年来最大の下落率：Steepest Decline in Two Decades

加州の平均住宅価格：Median Housing Price in California

本日付のLA Timesの記事（下のリンク参照）によれば、カリフォルニアの住宅の平均価格は5月には30％も下落し、20年来最大の月間下落率を記録したとのこと。
これはもちろん悪いニュースであるが、この記事の小見出しには、「価格下落はマイホームを求めるファースト・タイム・バイヤーを市場にひきつけている」となっている。はたして、本当にそうであろうか。
どうみても彼らは、自分のなけなしの資金を、価値がいまだに下がり続けている資産に投資するほど非合理であるはずがない。まずは、住宅市場が底打ちの気配を見せることが先で、そうなって初めて彼らだけでなくその他の投資家も市場に戻ってくるであろう。

According to today's LA Times article (see the link above), the median home price in California declined about 30% in May, and this is the steepest monthly decline in two decades.
This is certainly bad news, but the subtitle of this article reads "That's drawng an influx of first-time buyers." Is this true?
I doubt if first-time buyers are so irrational that they would invest their fortune in the assets that are still declining in value. The market should show some signs of bottoming out, and then, first-time buyers as well as other investors would jump in.
