2007年の価格下落は確実：Price Decline Expected in 2007

ロス地域の住宅は、販売は冷え込みつつあるが、価格はまだ上昇していると、本日のロサンゼルス・タイムズ紙が報じている（下のリンク参照）。事実、12月の平均住宅価格は522,000ドルで、1年前よりも6.5％上昇した。その一方で売上げは1年前より16.8％と大幅に落ち込んだ。
恐らく2006年末で、住宅価格はピークに達したように見え、今後下落することが予想される。そこで問題は、それが2007年にどれだけ下がるかということであろう。それが今後の米景気全体の動向を左右する可能性が高い。

In the Los Angeles area, housing prices still seem to be rising, despite a sharp drop in sales, according to today's Los Angeles Times (see the link above). In fact, the median price in December was $522,000, which increased 6.5% from a year earlier. On the other hand, sales fell 16.8% compared with December 2005.
Probably, prices may have peaked at the end of 2006, and are expected to decline from now on. The question is how much it will go down in 2007. That may well decide the future of the U.S. economy as a whole.
