地域で異なる下落率：Degree of Decline Will Vary by Region

本日の「ロサンゼルス・タイムズ」の記事（下のリンク参照）によれば、何人かのエコノミストと不動産専門家は、カリフォルニアの住宅市場が底を打つまでに住宅価格は15％から25％くらいは下落すると予想しているとのこと。彼らの多くは、価格下落が少なくとも来年一杯続き、場合によっては2010年頃まで下落し続ける可能性もあると言っているようである。
もちろん下落の程度は地域によって異なり、供給の限られた一等地は比較的下落しないのに対して、供給が出てきやすい郊外ではかなり下落がきつくなるであろう。事実、先月のロサンゼルス郡の平均住宅価格は3.8％しか下がらなかったのに対して、リバーサイド郡では15％以上も下落した。
しかしもし住宅不況が長引けば、郊外部だけでなく、一等地も結局は影響を受けることが避けられないという専門家も多いようである。

It is reported in today's LA Times (see the link above) that some economists and real estate experts are now saying that housing prices in California could fall 15% to 25% before bottoming out. Most of them are thinking that prices will continue to fall through at least next year and possibly until 2010 or so.
Of course, how much to decline will vary by region. Housing in prime locatios with limited supply should hold up relatively well, whereas suburbs with a lot of potential housing supply might well fall rather severely. In fact, last month median home values in Los Angeles County fell only 3,8%, while Riverside County suffered more than 15% decline.
However, some specialists fear that a prolonged housing recession might well affect not only suburban locations but also affluent prime locations after all.
